Commercial Zone (GE) and Proposed Special Zone (SO) for a Data Center
With more than 3,350 residents and an area of approximately 4,750 hectares, Langenhorn is one of the largest rural municipalities in Schleswig-Holstein. The municipality is conveniently located along Federal Highway 5 and has a train station on the Marschbahn line, providing good connections to the towns of Husum and Niebüll as well as to the island of Sylt.
The local economic structure is dominated by small and medium-sized businesses. Key sectors include skilled trades, retail and local supply, agricultural operations, services, and tourism. The Mönkebüll district, with its existing industrial park, serves as a commercial hub. Thanks to its good transportation connections, proximity to the central towns of Bredstedt and Niebüll, and its location between the Marsch and Geest regions, Langenhorn offers attractive conditions for further development as a residential and business location.
In Langenhorn, a new commercial development area is being created on Sikkeackerweg in the Mönkebüll district. The development area covers approximately 11.3 hectares gross. According to the current plan, approximately 9 hectares are expected to be marketable as commercial lots. The specific layout and parceling will be determined during the ongoing planning process.
The site is particularly notable for its excellent transportation links via the B5, the L13, and the Marschbahn, as well as its proximity to existing and planned energy infrastructure. A 110-kV substation is already in place; another 110-kV substation is in the planning stages. In addition, there are concrete plans to construct a large 380-kV substation in the immediate vicinity by the mid-2030s.
The site is currently still under development. The urban planning process is underway; building permits have not yet been granted, and the lots cannot be purchased at this time.

This initiative is particularly aimed at companies that take advantage of the area’s existing location benefits, create jobs and training opportunities, generate regional economic value, and help raise Langenhorn’s profile as a business and energy hub.
The subsequent allocation of land is to be based on transparent criteria. Particular consideration will be given to business tax revenue potential, the impact on employment, training and skill-building opportunities, regional ties, and sustainability factors.
The urban land-use planning process has been underway since April 2026 and is expected to be completed in 2027. Development is scheduled to follow in 2028. The buildable lots are therefore expected to be available starting in 2029. Pre-marketing may begin as early as the development phase, if appropriate.
Specific provisions regarding buildability, lot sizes, building heights, infrastructure, and permitted uses will not be finalized until the ongoing land-use planning process is complete. Furthermore, no binding statements regarding the specific layout of individual lots can be made at this time. However, no fixed parcelization is planned. The lots are therefore intended to be tailored to the individual space and use requirements of companies interested in establishing operations there.
The lots are being marketed as fully developed. Surveying costs, connection fees, and construction cost subsidies from individual utility companies are not included and must be paid separately.
A sustainable heat supply from a nearby biogas plant is planned for the industrial park. Businesses moving into the park will be required to connect to the planned heat network and, as a general rule, meet their heat needs through it. To the extent that higher temperatures are required for operational processes, there will also be the option to connect to the natural gas grid. The specific technical, contractual, and economic terms of connection will be determined during the further planning and implementation process.
