The site is located in the southwest part of the town of Garding, directly on the B 202. The B 202 is the main east-west thoroughfare running from Eiderstedt on the west coast to Rendsburg on the A 7. In Tönning (12 km away), the B 202 intersects with the B 5. The B 5 is the main access route along the west coast of Schleswig-Holstein and runs south through Tönning to Heide, where it becomes the A 23. The A 23 is a high-capacity highway providing a direct connection to Hamburg. To the north, the B 5 runs via Husum, Niebüll, and Tondern (DK) to Esbjerg (DK). The A 7, which connects to the highway network leading to Scandinavia or Hamburg, is about 60 km away (Schuby interchange). Garding has a train station. The location is surrounded by two commercial ports in the immediate vicinity—the commercial port in Husum and the port of Büsum—as well as three airports (Sylt, Hamburg, Billund (DK)). Garding also has good access to universities, research institutions, and continuing education facilities on the west coast.
The distance to Heide is 30 km, to Husum 35 km, and to Hamburg approximately 120 km. It is 90 km to the Danish border. The town is a rural regional center and covers an area of approximately 3 km² with a population of around 3,000 people. The local economy is dominated by small and medium-sized businesses. Garding is known for its exceptional quality of life and living environment. The distance to Sankt Peter-Ording (SPO) is 12 km. SPO is one of the top tourist destinations in Schleswig-Holstein and boasts extensive beaches—making it unique along the entire west coast.
The town of Garding has adopted Development Plan 28, “Garding Tatinger Str. Industrial Park,” to develop commercial space in the area south of Tatinger Straße (B 202), west of the property at Tatinger Straße 27 (garden equipment store), east of the sluice gate, and north of the railroad tracks.
