The sites are located in the east of the town of Niebüll directly on the B 5. The B 5 is the main north-south route along the west coast of Schleswig-Holstein and runs south via Husum and Tönning to Heide, where it becomes the A 23. The A 23 is an efficient link directly to Hamburg. The B 5 leads north via Tønder (DK) to Esbjerg (DK). In addition, the B 199 connects Niebüll to the regional center of Flensburg. The A 7 highway to Scandinavia or Hamburg is around 37 km away (Handewitt junction). Niebüll has an IC train station on the Hamburg – Westerland line. From there, passenger and car trains travel to the island of Sylt. The location has three ports in its immediate vicinity – the commercial port in Husum, the port of Flensburg and the port of Büsum – as well as three airports (Sylt, Hamburg, Billund (DK)). Niebüll also has good access to universities, scientific institutions and further education facilities on the west coast as well as to Flensburg and Kiel. The distance to the Danish border is only 15 km, to Husum 43 km, to Heide 93 km and to Hamburg approx. 180 km. The city has an area of approx. 31 km² and a steadily growing population of more than 10,000 people. Niebüll is the second largest town in North Friesland after Husum and a sub-center with partial functions of a medium-sized center and as such a superordinate service location in the northern part of the district of North Friesland. Important economic sectors include tourism, transport and logistics, trade and services, agriculture and the food industry. Particularly interesting: Niebüll is home to one of Europe’s leading producers of organic crops. Niebüll also has a successful technology and start-up center, the NIC (see here).
The town of Niebüll has developed new commercial areas with the B-Plan 65a for the area between Südergath, B 5, Gather Landstraße and Gather Graben to expand the eastern commercial area. The industrial estate is divided into 16 sub-areas. The size of the sub-development areas varies from approx. 4,500 sqm to just under 50,000 sqm. The plots can basically be freely parceled out within the sub-development areas, but the marketability of the remaining area must be guaranteed. Let us know your parceling requirements and we will check the feasibility. The industrial estate covers a total area of 165,000 square meters. For orientation see overview with area designation and size. A reservation plan is also attached. As this is subject to a certain dynamic, simply contact us.
