Settlement and commercial space management - successful launch of the new strategy

Implementation of the initial phase

The year 2024 marked the successful launch of the new relocation strategy. The implementation of the strategy paper in the municipalities played a central role, accompanied by intensive discussions with municipalities, authorities and local stakeholders on the implementation of settlements and commercial space development. At the same time, a solid foundation was laid for communication and marketing. The development of modern tools and the introduction of a geographic information system (GIS) in cooperation with the district administration create transparency and facilitate site planning. Valuable insights were gained by organizing workshops and surveying existing companies. At the same time, active sales work and visits to trade fairs ensured that North Friesland was presented as a business location nationwide. A particularly important component was the active networking with politics, administration, companies and other stakeholders (e.g. municipal utilities, SH-Netz, Tennet, IHK). These strategic partnerships strengthen North Frisia’s competitiveness and create synergies for future projects. These diverse measures demonstrate how the settlement and commercial space management in North Friesland has created a resilient basis for further growth through commitment and strategic foresight.

Success in figures and industry diversity

The relocation business has developed considerable momentum since the vacancies were filled and the relocation strategy was implemented in 2024. Inquiries increased by 294% from 18 in 2023 to 71 in 2024. Status of inquiries:

  • 35 cases (49 %) are being processed.
  • 5 transactions (7 %) were realized.

The sector-specific distribution shows a focus on green industries (23%), followed by tourism (11%), aviation-related industries, the digital economy and mobility (9% each). Projects outside the defined target sectors (including construction, services, logistics) account for 31% of inquiries. Projects outside the target sectors account for 40% of the deals and key sectors such as green industries, the food industry and aviation account for 60%.

Space requirements and strategic developments

Around a third of the inquiries require more than 5 hectares of space, which emphasizes the importance of large-scale commercial areas. In order to meet this demand, the aim is to develop larger contiguous commercial areas in North Friesland in the coming years in a supply-oriented manner. Conclusions include projects such as a large-scale battery storage facility, a drone production facility and a shared workspace for craft businesses. Future projects will focus on data centers, a large-scale electrolyser, a rehabilitation clinic and innovative areas such as food technology, 3D printing and leisure facilities, among others.

The settlement and commercial space management is characterized by a networked, transparent and customer-oriented approach. Successful networks with local authorities and the district of Nordfriesland, project developers and stakeholders such as municipal utilities, Tennet and the Chamber of Industry and Commerce as well as a sales-oriented approach form the basis for this success. Trust, technical expertise and an opportunity-oriented approach are also key elements of the approach.
